Arrival and departure: The house you rented is normally available from 16.00 o'clock on the day the lease starts and has to be left before 11.00 o'clock on the day lease ends. If this does not suit you because of your travelling plans, other appointments are possible.         Reservations: Reservations can be made by telephone, post or email. When booking this way, you will commit yourself to it. Directly after receiving the reservation you will be sent a temporary confirmation of the periode of rent and the house, a route description. When we have received your down payment, the reservation will be permanent.         Payment: You pay 20% of the the rent and an increase of 20 Euro reservation and administration costs within one week after reservation. The remainder must be paid at the latest 6 weeks before arrival. When making reservations within 6 weeks before the start of the renting period the complete amount must be paid. At least the whole amount must be paid before the start of the renting period. By paying the down payment you agree on the lease conditions. In some cases you pay compensation to the owner for wood you used for the fireplace. The compensation depends on the amount of wood you used.         Furnishings: All houses let by Casas do Minho have private owners and their interiors have been designed after the personal taste of the owners. The kitchens are always completely fitted up: with cooking facilities, refrigerator, sufficient crockery and cutlery. Even typical Dutch items as a cheese-slicer, a coffee-filter holder, tea-towels and face cloth can be found.         Cleaning up: The final house-cleaning is included. Yet we expect you to sweep the floor and clean the house before leaving.         Cancellation by the lessee: Cancellations have to be made by telephone and to be confirmed in writing later on. When you cancel more than 6 weeks before the start of the lease, we charge 20% of the rental sum after that period 100%. You can insure yourself against these expenses by taking a cancellation insurance.         Cancellation by Casas do Minho: In case Casas do Minho is forced to cancel the reservation by circumstances, through no fault of ours, the lessee will be offered a replacing stay of the same quality and price. When this is not possible, Casas do Minho will pay back the rental sum which has already been paid, this however without any form of compensation. A pay down will not be refunded when we need to cancel because of not completly paying or not on time paying of the remainder of the lease.         Electricity: In Portugal 220-230 voltage is used just like in Holland. The continuity of electrical power in Portugal is less sure because of overground cables. Especially during thunder storms the power can drop out for short periods (a day). Casas do Minho can't take liablity for this.         Complaints: Should there be complaints in spite of our attention and support, please contact the owner in the first instance. When these complaints aren't solved to your entire satisfaction, you should directly contact Casas do Minho. A premature depart from the rented house without preceding consultation and without mutual agreement releases Casas do Minho from any obligations and liability. Complaints that aren't solved satisfactory must be reported to Casas do Minho within 14 days after the period of lease.         Liability of the lessee: During his stay the lessee is liable for the residence, its interior and for all other things belonging to the holiday residence. Any damage done by the lessee or fellow tenants must instantly be reported and repaid to the owner. Before you leave the owner is allowed to check the residence. Casas do Minho can't be held liable or responsible for damage caused by the tenants or others present in or near the residence which was rented.         Liability of Casas do Minho: We try to keep our information up to date by fitting in changes as soon as possible into our website. For interim changes of situations without knowledge or fault, Casas do Minho is not liable.
